It is expected to attract offers around £1.85 million for the hotel plus two separate houses and some eight acres of land.

The Clachan Cottage Hotel in Lochearnhead, Perthshire, also offers access, via a private jetty, to Loch Earn and a series of boat moorings.

Alistair Letham, a consultant with Graham + Sibbald, said: “The Invergarry Hotel, apart from having a superb, strategic, location in the Highlands is a well-established, and profitable four-star inn. The availability of the excellent planning consent obtained gives new owners the option to carry out this exciting development opportunity.”

Meanwhile, the same property firm is also handling the sale of the Clachan Cottage Hotel in Lochearnhead, Perthshire.

The hotel, converted from a terrace of traditional cottages, which have been extended over the years, is said to provides “boutique-style” accommodation of 19 letting bedrooms, along with a bar, bistro restaurant, dining/function room, lounge and staff accommodation.

There is also access, via a private jetty, to Loch Earn and 15 boat moorings, plus the riparian fishing rights to the loch.

The establishment is being sold by Alan Garnier who has, over the years, owned and operated a number of hotel businesses in Perthshire and is now seeking to “exit” the trade towards retirement. It is expected to sell for around £800,000.

Letham added: “Clachan Cottage is in a wonderful waterside location in a beautiful part of Scotland and Perthshire and is readily accessible to populations of Scotland’s Central Belt.

“The business is well established and in recent years has been operated entirely under management. Clachan Cottage offers an excellent opportunity to new owners seeking a wonderful life-style and recognised hotel business with the possibility to further develop the trade.”
